"And while Jake's is closing, the party isn't. You'll still find us right next door at The Gin Mill, waiting with open arms." That is how Jake's Dilemma broke the news, as reported by West Side Rag. After 32 years at 430 Amsterdam Avenue, the bar lost its lease.
The same thing has happened to the Upper West Side's long-running places in the 80s this season. Good Enough to Eat, Jake's Dilemma and Jacob's Pickles have all left, or are leaving, their familiar addresses. In each case the same owners kept the food, the staff or the space in the neighborhood, most of it within a few blocks of where it started. Most of these goodbyes are relocations.
Breakfast Goes Back to 83rd Street
Good Enough to Eat served its last brunch at 520 Columbus Avenue, between West 85th and 86th streets, on Sunday, August 30, after more than 45 years. Owner Jeremy Wladis told I Love the Upper West Side that business had dropped off and he couldn't agree on a new lease, according to West Side Rag's report on the closing.
The farewell note inside the restaurant said "it's not really goodbye." The breakfast menu moved to Fred's, the sister restaurant on Amsterdam Avenue at 83rd Street. That brings it back near where it began: Good Enough to Eat first opened in 1981 at Amsterdam and West 83rd Street, and only moved to Columbus in 2013.
Fred's lists its address as 476 Amsterdam Avenue. Its site says it now serves Good Enough to Eat's breakfast Monday through Friday from 8 a.m. to 4 p.m., and that many of Good Enough to Eat's staff moved over too. Weekend brunch runs from 9 a.m. to 4 p.m. That is two hours earlier than Fred's usual 11 a.m. weekend opening before the move, per West Side Rag. Lunch and brunch now include many Good Enough to Eat favorites next to Fred's own menu.
Jake's Dilemma Has Six Days Left
The bar between West 80th and 81st streets closes on October 18, six days from today. West Side Rag describes it as known for late hours, watching sports, a dance floor and its outdoor café. Time Out's September 10 coverage repeated the date and the bar's invitation to come in for "One Last Round." Neither outlet reported an extension or a planned farewell event.
The Gin Mill at 442 Amsterdam is under the same ownership, which is why the bar could tell its regulars where to go before it closed. No new tenant for 430 Amsterdam has been reported yet.
The Jacob's Pickles Shuffle, One Year Later
This pattern started a year earlier on the same stretch. In October 2025, Jacob's Pickles left 509 Amsterdam Avenue, between West 84th and 85th streets, for 680 Columbus Avenue, between West 93rd and 94th. I Love the Upper West Side reported that the new room is nearly twice the size, with roughly 300 seats, about double what it had before.
The owners kept the old space too. On September 29, they opened Velvet Cowboy, a Western bar, at 509 Amsterdam. Eater's September openings list covers a $5 bar-snack menu with a "VcRib," Frito pie, chili-cheese fries and a funnel cake it calls "lasso cake." The Infatuation's preview describes a sassafras julep and an absinthe drink called Dead Man Walking. West Side Rag reported that Resy reservations for the cocktail lounge opened October 1.
So in one year, one restaurant group moved its main concept about nine blocks north and opened a second concept in the space it left.

The Space That Changed Hands
One storefront on the stretch went to someone new. TALEA Beer Co. opened September 25 at 441 Amsterdam Avenue, between West 81st and 82nd streets. The last tenant there was St. James Gate, the Irish pub that closed in 2024. Tara Hankinson and LeAnn Darland founded the brewery in 2019. They started by selling beer door to door, then opened in Williamsburg, and now have five other locations around the city.
Hankinson told West Side Rag that the menu runs all day. It covers brunch and lunch, evening entrees and food for kids, and the founders wanted a room that works "for a date night and for a Sunday morning with the kids." On tap are the Al Dente Italian-style pilsner and sours like Pina Colada Splash and Rainbow Cookie. What Now New York's pre-opening report described 16 taps and a daytime setup friendly to coffee and laptops. TALEA hasn't had a full post-opening review yet.
Two blocks up, Sweet Peanut Records opened July 18 at 463 Amsterdam. Owner Hunter Brammer sells new and used vinyl and plans listening and album events, West Side Rag reported.
Where No Handoff Happened
The relocation pattern applies only to places where one owner controls more than one space nearby. Barzini's, the independent grocery at 2451 Broadway, closed August 31 after more than 40 years, and no successor or new location was reported. Farther north, the café and wine bar Purple Waves at 285 West 110th Street announced it would close September 9.
On the Amsterdam stretch itself, 7th Street Burger at 424 Amsterdam, between West 80th and 81st, was temporarily closed for a gas issue as of West Side Rag's September 30 roundup. That is a pause, not a departure.
Good Enough to Eat and Jake's Dilemma landed within a few blocks, and Jacob's Pickles about nine blocks north on Columbus, because their owners had other spaces or room to grow in the neighborhood. Wladis also owns Harvest American Bistro and Nina's Great Burrito Bar, among other local places. Jake's shares owners with The Gin Mill. Velvet Cowboy and Jacob's Pickles come from the same group. On this stretch, those owners with more than one space are why the old menus and staff stayed close.
A Saturday Along the Changed Blocks
Everything below is within about five blocks of Amsterdam, except the dog parade on the Hudson side:
- 9 a.m., Fred's, 476 Amsterdam. Weekend brunch now starts here two hours earlier, with Good Enough to Eat favorites on the menu.
- Late morning, Sweet Peanut Records, 463 Amsterdam. Just south on the same avenue.
- Afternoon, TALEA Beer Co., 441 Amsterdam. Lunch and beer in the old St. James Gate room.
- Evening, Velvet Cowboy, 509 Amsterdam. The $5 menu in the former Jacob's Pickles space, with Resy reservations for the lounge.
- Before October 18, Jake's Dilemma, 430 Amsterdam. The last round, with The Gin Mill at 442 waiting after that.
On Saturday, October 24, NYC Parks is holding the free Riverside Park Pup Halloween Parade from noon to 3 p.m. It runs north from Dinosaur Playground to Ellington in the Park, with Sunday, October 25 as the rain date. If you're walking up from the 80s, plan for detours on the north end. West Side Rag reported that the Riverside Drive path from 108th to 111th Street is closed until spring because drainage work is running behind, with the project now expected to finish in May 2027.
Lincoln Center has its own fall news. Brasserie Boulud opened September 17 at 1900 Broadway, a space of more than 10,000 square feet that replaced three earlier Boulud-backed venues. That is another case of an operator reshaping space it already held.
Storefronts that change hands quietly, with the same owners, the same staff and the same regulars, shape a block as much as any price trend. That kind of street-level detail is what Evan Roth brings to every Upper West Side search and sale. Schedule a Private Consultation to talk through the blocks you know best.
